Membership

Q: Does Queens Lake have an HOA?
A: No. Queens Lake Development does not have an HOA. However, there is a Community Association, the Queens Lake Community Association (QLCA), which functions more as a social club for the neighborhood. Through membership dues, QLCA maintains community properties and hosts social events throughout the year. QLCA’s properties include the lake, marina, clubhouse, tennis and pickleball courts, pools, playground, field, and common areas. Please note that some amenities may require additional fees on top of the annual membership dues.
 
Q: How is QLCA run?
A: QLCA is run by dedicated members who live in Queens Lake and volunteer their time on various committees to operate and maintain the neighborhood amenities. In addition, two office staff members provide support for the day-to-day operations of the community. 
 
Q: Is membership in QLCA mandatory? 
A: It depends. If your property has been deeded, then you are obligated to maintain your Deeded Membership and pay annual dues. If your property is not deeded, you may elect to join QLCA as a Deeded or Non-Deeded member and pay annual dues.  

Q: What are the differences in the types of membership for QLCA?
A: There are two types of membership to Queens Lake Community Association.
  1. Deeded Membership is available by filling out the appropriate paperwork to deed along with the annual dues payment. Deeded properties are in membership lifelong.  If someone purchases your home the new homeowner will be deeded and is required to pay yearly dues.
  2. Non-Deeded Membership is available by filling out the appropriate paperwork along with a $3,000 non-refundable stock purchase fee and the annual dues payment. This type of membership does not transfer to the next homeowner.
Q: Can anyone living outside of Queens Lake join to use the pool, marina, or clubhouse?
A: Yes. Neighbors who live outside Queens Lake may join as Non-Resident Members. They pay a higher rate to access the pool and marina, and they may also use the clubhouse at rates higher than those for resident members.
 
Q: What if I purchase a home in the middle of the year? How are dues paid?
A: If a home is sold any time after January 1, the yearly dues will be prorated for the remainder of the year.
 
Q: How do I know if a property is deeded or not?
A: The seller may have that information, but if you’re unsure, please contact the QLCA office at (757) 229-0973 or by email at qlca@queenslake.net with the seller’s name/address. We can confirm whether that property is currently in membership. Any home is welcome to join QLCA at any time.

Q: How do I contact someone in the QLCA office?
A: The QLCA office is located at 234 East Queens Drive (inside the Clubhouse) in Williamsburg, VA. Office hours are Monday through Friday, 12–3 pm (closed on holidays). Messages and emails are returned during these hours, and our secretary is available to answer questions. You can reach the office by phone at (757) 229-0973 or by email at qlca@queenslake.net.
 
Q: Do I need to join QLCA if I want to use the marina, playground, courts, clubhouse, pool, or lake?
A: Yes. If you live in Queens Lake, you must be a QLCA member to use these facilities.  All amenities are part of QLCA membership, and some also require additional fees beyond the annual dues. 
 
Q: If I am not a member, can I walk down to the marina, use the ballfield, or have my kids play on the playground?
A: No. All facilities are for QLCA members only, and non-members are not permitted to use or access these areas. 
 
Q: Can a non-member living in Queens Lake join QLCA?
A: Yes. Any home that is not currently a member is welcome to join QLCA at any time.

Clubhouse

If I live in Queens Lake and want to rent the Clubhouse am I able to do so?
Queens Lake residents must be a member of the association to rent the clubhouse. Click here to go to the Clubhouse page for more information.

Is the Clubhouse available to rent if I don’t live in Queens Lake?
Yes. The Clubhouse is available to rent for QLCA members as well as Non-Residents.  Click here to go to the Clubhouse page for more information.

Marina

Can you use the marina if you don’t live in Queens Lake?
Yes! Non residents can join the marina as Limited Members.

Do you offer monthly slip rates?
No. We are a small, community owned and operated marina. Only annual rates are available here.
 
What if I join midyear? Do I still pay the full annual rate?
No. New slip renters who join midyear have their slip rental rate prorated. A new slip renter pays for the months remaining in the calendar year plus a $100 application fee. There is no application fee for new twelve month contracts beginning April 1.

Can I just pay for ramp access?
Yes. Annual ramp passes are available. We do not have daily launch rates.

What is the charge for water and electric hook-up?
Water is included in the annual slip rental fee. Electrical service is available in a select number of slips - 30 amp power is an additional $120/year and 110V is $60/year. The Marina's electrical service was upgraded in 2022.

How far are you from the York River?
We are about 2.5 miles from the York River.

How far from Yorktown?
We are about 10.5 miles from Yorktown.

What size boats can you accommodate?
We have slips for boats up to 48 ft in length and 16 ft wide. The mouth of the creek limits draft to about 3 ft at mean low tide. We do have sailors who draw over 4 ft but, they are tide restricted and must time their boating around low tide.

Do you have a bathhouse?
Not at this time. The marina has a portable toilet and no showers. Optional pool membership includes access to the pool’s bathhouse during pool operating hours.

Can I live aboard my boat?
No. We cannot accommodate liveaboards. Slip renters are welcome to spend an occasional night sleeping on their vessel, but should notify the Dockmaster in advance.
 
What amenities are available?
We offer very competitively priced marine fuel, a fish cleaning station, boat ramp, kayak launch, gazebo, free wifi, gated access and social events. Marina members may choose to purchase a summer pool membership at an additional cost. Visit the Pool page here.

Do you have non-ethanol fuel?
No. We sell ValvTect Marine Fuel. This fuel contains additives specially formulated for use in the marine environment. The federal government prohibits sale of non-ethanol in this area. No marina in York County, James City County, City of Newport News and Hampton offers non-ethanol fuel. The nearest location to purchase non-ethanol is Gloucester County.

Is my boat safe?
We have a security gate in use 24/7 to restrict access. Additionally, the marina is under camera surveillance 24 hours a day. Footage is stored and viewed as needed and shared with law enforcement upon their request. We also have a Dockmaster who checks the facility daily. Because we are a small facility buried deep in a neighborhood, we do not get much traffic. Our small size means that most our boaters know and look out for one another.

Can I leave my trailer in the parking lot?
Ramp renters are permitted to park trailers while out on the water. Overnight parking is only allowed with the prior approval of the Dockmaster.

Lake

Can anyone boat or fish on the lake?
Queens Lake is a private lake.  You must be a member to boat or fish on the lake.

Who maintains the lake?
Queens Lake Community Association's Lake Committee is responsible for maintaining the lake and Princess Pond

The property I plan on purchasing has a dock on the lake, can I use the lake? Or, I am purchasing a lakefront property that does not have a dock, can I put in a dock on the lake?
Queens Lake and Princess Pond are QLCA property and maintained by QLCA member dues. If your property has a dock on Queens Lake or Princess Pond, you will need to be a member of QLCA. If you want to build a dock on the lake you will need to be a QLCA member and you will need to contact the Lake committee as well as the Queens Lake office to fill out the appropriate forms. You will also have contact York County if you are planning on building a dock on the lake.
